Equipment Services

Provides full support to City fleet of approximately 4,400 vehicles.  Responsible for equipment specification, fleet assignment/management, vehicle inspection and maintenance, road call assistance, fuel distribution, alternative fuels program, paint and body repairs, equipment modification and fabrication, and outside equipment rental.

Fleet Maintenance Operations

Provides mechanical repairs, preventive maintenance, stateinspection, vehicle emission testing, lubrication, fueling and road call (24-hour basis) for all City vehicles from six service centers.  The program also provides specialty shops for heavy equipment maintenance and welding.

Vehicle Paint & Body Repair

Operates specialty shop for vehicle body repairs and painting.

Fleet Operation & Assignment

Prepares equipment specifications and replacement schedules.  Coordinates vehicle purchases and vehicle assignment to customer departments.  Coordinates vehicle change outs, new vehicle preparation, vehicle rebuilding and disposal of retired vehicles.  Identifies and coordinates vehicles for conversion to alternative fuels for compliance with state and federal law.

Building Services

Provide management, supervision, support services, for trades personnel.  Provide records management for tracking labor and material costs and maintain accurate log of all open and closed work requests.  Develop contract specifications and bid document for purchasing to obtain bids and award the contract for buildings and security services. Monitor, operate and maintain the emergency electrical power back up system for 911, Information Services and the Building operations at City Hall.

Underground Parking

Provides funding for the management and operations of the Dallas Art District Garage through an outside contract.  Provides 1,400 parking spaces for employees, council and board and commission members, visitors and media.

Central Building Management

Furnish room set-ups and reservations for seven (7) different meeting rooms located at City Hall.  Pay utility bill for 470 accounts of city facilities and monitoring utility invoices to reduce over charges or incorrect account billing.  Provide 24 hour 7 days a week operations of 4 major facilities in the central business district.  Manage Burlington Street Truck Terminal which provides an inter connecting Truck Terminal and public walkway for major buildings using the facility.

East/West Building Management

Provide an attractive, accessable, safe and efficient physical environment for 743 City buildings by performing maintenance and repairs in an effcient safe and timely manner.

Maintenance

Provide technical services to manage privatized maintenance program for elevators in 6 major facilities in the Central Business District (CBD).  Provide electrical, H.V.A.C., plumbing, carpentry, painting, mechanical maintenance and repair for City buildings including Morton Meyerson and Dallas Museum of Art.

Food Service

Provide full food services and/or refreshments for City Council Meetings,Police Review Board, Board and Commissions, Mayor, City Manager and various City of Dallas Department meetings at City Hall.

Special Events

Assist in special Events at City Hall with Security Services , Electrical, Plumbing and all other set-ups.  Also, assist the fiming industry while fiming in downtown city facilities.

Security

Provide security services for 16 city facilities with in-house and contracted Security Services.  Provides safe and secure facilities for citizens and city employees by reducing potential for serious incidents and crime.  Provide effi icient and timely delivery of Council Members Agenda and Briefing documents prepared by Budget and City Manager staff.

Custodial

Provide In-House cleaning services in 11 city buildings and contract cleaning services in 104 city buildings.  Pest extermination and pest control services in 115 city buildings. Window cleaning services for four (4) CBD buildings, City hall, Municipal complex, Central Library and oak Cliff Municipal Center.

Technical Support

Assists departments and the City Managers office in the availability and status of office space. Energy management, includes cost benefit analysis, budget recommendations and implementation. Covers research on new Building Management issues as a result of Federal or State Legislation, Council initiated programs, and/or technology advancements.

500 South Ervay

Management, operations, marketing, leasing and maintenance of this eight story class C office building.  Services are provided thru a combination of temporary employees and private contractors and vendors.

Support Services

Fuel Operations

Provides for the purchase and dispensing of fuel to the City's fleet and customer departments.  Monitors alternative fuel usage by departments.  Prepares monthly reports to user departments on alternative fuel consumption.

Fleet Parts Inventory

Provides parts inventory support at all repair locations.  Operates and manages fleet salvage parts which provides additional used repair parts.   Inventories and repair of vehicle tires.

Fleet Safety and Training

Oversees storage and disposal of hazardous materials.  Coordinates maintenance and repair of fuel storage tanks and dispensing equipment.  Provides training to mechanics on diagnosis and repair of automotive equipment, and provides specialized training on safety, defensive driving, CPR/First Aid, and Forklift operation.

Building Warehouse Operations

Provides warehouse support to the department's crafts personnel.  Maintains stock availability and provides special jobs support.  Monitor contract, price agreements and procurements.  Prepare specifications, tabulate bids and submit recommendations for awardings.  Also, coordinate and consolidate multiple departments' specifications and estimated usages.

Account Payables

Ensures payment of invoices within set time frames.
